Goodmans Fields, at seven acres, is one of the largest sites available for wholesale redevelopment on the eastern fringe of the City of London. The site was previously occupied by Natwest Bank as a data centre and the site lies in an area which requires integrated regeneration. Exemplar has undertaken a research led approach to the redevelopment of this sensitive area. Before a line was drawn on a single plan we commissioned numerous surveys of the local area including those covering transport and pedestrian flows, the availability and utilisation of public open space and social and cultural requirements.
Next followed the analysis of uses that could be supported on the site which would not only lead to a fundable proposition, supporting the cost of the level of infrastructure, but which would also allow phasing in order to facilitate funding. Working together with our appointed architect, Lifschutz Davidson Sandilands, Exemplar recently obtained a planning consent for a 1.5 million sq ft mixed use development increasing the floorspace on the site by 0.9 million sq ft. This has involved complex negotiation with over 30 stakeholders and local bodies including the Mayor of London and Central Government.
