Leon House is a freehold office building constructed on ground and 19 upper floors totalling circa 220,000 sq ft, together with a retail parade (with offices over) of circa 12,500 sq ft. The building was constructed in the 1960s, but was substantially refurbished in the 1990s and then again by Exemplar in 2005-6, this time including a new air conditioning system, raised floors and suspended ceilings.
Exemplar acquired Leon House in 2004 in joint-venture with HSI Specialist Property Investmentsat a price of £34.75m, equivalent to £155 psf. During Exemplar’s 18 month ownership of this building, the building went from 40% occupied to 90% occupied and average rents increased by 35%.
