Exemplar, in partnership with Ashby Capital and The Bedford Estates, are working together to redevelop One Bedford Avenue, a site comprising two existing retail and office buildings fronting Tottenham Court Road.
The new development, by Stirling nominated architects Bennetts Associates, comprises 115,000 sq ft of high class retail and office accommodation. Demolition of the existing buildings commenced in December 2014 and construction is due to complete in early 2017.
The office accommodation, totalling 70,000 sq ft is accessed by a spectacular, double height reception directly from Bedford Avenue. The seven office floors range in size stepping back from 11,800 sq ft at the lower levels to 4,400 sq ft on the seventh floor. All floors except the uppermost will be sub divisible into two tenancies, providing highly flexible space for a range of occupiers.
The building offers an extremely efficient and flexible rectangular floor plate, with natural light on three sides and spectacular views at the upper levels. The building incorporates cycle storage with gym quality changing rooms and showers. Sustainability is incorporated at the heart of the design and the building will be designed to deliver BREEAM excellent. Sustainable measures include green roofs, photovoltaics and CHP.
